Ace Development Services was established in March 1998 primarily as an engineering design consultancy, tailored to cater for the needs and working practices of the housing developer. � BACKGROUND: � With over twenty years of experience of designing road and sewer schemes and associated works for various national house builders, Ace�s proprietor, Cliff Nixon, has been responsible for sites of all sizes and complexity, from 5 plot in-fill sites to 1500 plot infrastructure schemes with balancing, roundabouts, pumping stations, sewer requisitions, thrust-boring and badger tunnels to name but a few of the constraints that developers are burdened with these days. THE SERVICE � ENGINEERING DESIGN: � Detailed design and approval to your requirements and time scale including: � Preparation of roads and sewers design to Local Authority and Water Authority specifications and requirements. � Infrastructure design for large or shared developments, including the provision of roundabouts or new junction designs or other section 278 works and surface water balancing. � Setting out design for roads, sewers and plots. � Plot drainage design. � Conveyance plans. � LAND APPRAISALS: � Full and detailed appraisals in respect of land you are considering the purchase of, including: � Detailed solutions to drainage problems, estimates of surface water balancing requirements, soakaway sizing and pumping station calculations. � Highway problems, including advice on new junction or roundabout requirements. Construction details and traffic calming measures that may be imposed upon you. Section 278 works. � Services constraints, such as off-site mains, spare capacities and location of existing apparatus. � Domestic constraints, including discussions with local authorities regarding likely ground conditions. � Information on the history of the site, including findings from County records library etc where available. � SECTION AGREEMENT ADMINISTRATION: � We are happy to provide coloured drawings for section 104, 38 and 278 agreements and to administer your agreement process for you. � PUBLIC UTILITY ADMINISTRATION: � If required, we can administer on your behalf the provision of new mains schemes and the associated paperwork. � OTHER SERVICES: � Ace Development Services offer a variety of additional services either carried out at our office in Weedon or by arrangement through our network of other qualified experts in their particular field. Many of the other services offered are done so at cost, with no arrangement fee being paid to ourselves. This is because of our desire to enhance our reputation and further our name within the industry. � Please ask for details of any of the following services, which we will be happy to advise you on: � LAND SURVEYS: � The three survey teams available to us can provide highly detailed land surveys at very competitive prices and to your time-scales. All surveys can be provided in digital format to suit your system as well as in hard copy format. � On sensitive sites, we are happy to carry out the field work at weekends at no extra cost. � HEALTH AND SAFETY: � All of Ace Development Service�s design work gives full and due consideration to the Construction (Design and Management) Regulations 1994 and includes the provision of design risk assessments where appropriate. � As an addition we can arrange on your behalf, Health and Safety policies, Risk assessments and method statements, site safety inspections, CDM documentation and a full planning supervisor service. � STRATEGIC LAND: � On your behalf, Ace can arrange via our technical land and development consultants any of the following services: � Local plan representations. � Traffic impact assessments. � Infrastructure costs and feasibility. � Identification of future development opportunities. INSURANCE � Ace Development Services carries �500,000 of Professional indemnity insurance and separate Employers liability insurance. Copies of which can be forwarded to you upon request. FEES � HOUSING ESTATE ROADS AND SEWERS DESIGN: � �65.00 per plot which includes gaining technical approvals, plot drainage scheme, setting out information and provision of all design details in negative form and AutoCad or DXF disk. � LAND APPRAISALS: � Charged at �25 per hour or at an agreed total cost. � CONVEYANCE PLANS: � Charged at �5 per plot (Minimum charge of �250). Based on the you providing your layout in a digital format. � SITE SURVEYS: � Charged at �250 per team per day plus office time to prepare the finished digital survey. � OTHER SERVICES: � Please contact us with your requirements and we will be pleased to forward you a quotation for any of the other services listed by return.
